Dominion Point, a flagship development for the client, comprised the demolition of existing office buildings to construct 108 mixed tenure apartments over two blocks and contained 1,200 sq.m of commercial space.
The development incorporates a communal energy centre with solar panels, contributing to the achievement of an EcoHomes 'Very Good' rating.
The scheme was purchased with significant constraints and abnormals including the presence of a mainline railway line adjacent, a right of way through the site (which required 24 hour unrestricted access from an adjoining site), Rights to Light issues, and a significant sub-station linked to the local network serving the local community. Our extensive investment at the inception and Design stage minimised the impact of such constraints and ensured the abnormals had little cost impact.
When the client decided to utilise the commercial space as a regional office, Silver were instrumental in ensuring the procurement of a high quality fit-out within the original residential programme.
