The Scheme

This project consists of the refurbishment of 14 properties acquired by Genesis from TFL. The properties were originally identified by TFL for demolition to enable the widening of the North Circular Road and Western Avenue, however the project was subsequently cancelled and the properties returned to a social landlord for refurbishment.

We were appointed to provide Building Surveying services for this scheme, to refurbish all properties both internally and externally. Fourteen properties were included in the programme, of which six had already been converted to provide 13 flats and the remaining eight were single dwelling houses. The final scheme provided a total of 21 flats and houses with a 30 year life.

Following our undertaking of extensive surveys of all 14 properties, the full scope of works included extensive refurbishment and the replacement of the majority of elements including all services, to bring the properties up to client requirements and current Building Regulation standards.

Achievements

This project has been in progress for 30 months and completed in Autumn 2010. The project has been constrained by the requirement to move residents from occupied properties into temporary accommodation whilst their property was refurbished. This necessitated phasing of the programme including coordination with the client and contractor on temporary accommodation, timescales, specification requirements, etc.
