Pre-Construction services for proposed large mixed-tenure residential scheme and new Tesco store.

This proposed scheme comprises the provision of a temporary Tesco store to facilitate the demolition of the existing store along with circa 1758 residential units with tenure mix of Build to Rent, Affordable Rent and Shared Ownership spread across 17 buildings between five and 29 storeys.

The scheme also comprises a new permanent Tesco store and petrol filling station together with flexible commercial floor space, management space, a pedestrian and cycle footbridge and surrounding hard and soft landscaping.

Silver was appointed for Project Management and Principal Designer services in the final six months of the detailed planning application. During this time, we have prepared a completion programme, and undertaken the technical review of all information, specifically relating to wind/microclimate, transport and daylight/sunlight. Our reviews also identified gaps in information and scope creep. We also successfully managed the consultant team and implemented clear communication methods to ensure a joined up approach through to the end of the planning process. Regular and open communication with the Client and Design teams was key to successful delivery along with our knowledge of the planning process allowing us to proactively manage completion and coordination of all planning reports and the Environmental Impact Assessment.

Prior to our appointment, the scheme had been in progress for 18 months before being put on hold in Jan 21. It was upon recommencement of the scheme that Silver was approached to provide specialist planning stage project management services for the final period of the scheme.
