The key to delivering a successful development, is to ensure any planning approval granted is buildable, and reflects Client aspirations and the project budget. By closely managing all aspects of design due diligence, coordination and programme we can provide more certainty with risk identification and mitigation measures.

We have a team of technical specialists in house who are dedicated to managing pre-construction works, whether this is for planning applications or RIBA Stage 3 and 4 design. This allows our expertise to be completely focus on the vitally important “pre-construction” stage of projects.

To underpin our design management delivery, we have developed a robust set of processes that when followed produce successful outcomes for all. We use a comprehensive pre construction checklist and technical due diligence reporting process to facilitate a review of all existing information, which we use to build a picture of the scheme and its issues before preparing programme and action focus areas of design development.

In addition, we have developed a design audit processes to seamlessly aid detailed reviews of drawing packages at difference stages of design programmes. The key findings are reported with suggested improvements to meet client expectations, standardise design, manage costs and manage risk.

We use our own developed and refined detailed design stage programme, which is totally logic linked and allows us to accurately identify target planning submission dates, appointment requirements, stakeholder engagement and the review and sign off process. RIBA stage 3 and 4 are also included and link to contractor procurement if required. This is adapted for each project and each client as all processes are different.

Being solely focused on the pre-construction stages we are aware of impending regulatory and policy changes and work with our trusted consultants to solve issues on a project-by-project basis. We are also enviably placed to apply learning across a multitude of projects to rapidly identify and mitigate potential issues.
